In the pursuit of sustainable, efficient, and comfortable solutions for modern multi-family buildings, low-temperature geothermal energy is emerging as a smart choice for investors, architects, and end users alike. Geotron Engineering offers expert and comprehensive geothermal systems that harness the Earth’s natural heat to provide heating, cooling, and hot water — while reducing costs and protecting the environment.
How does a decentralized geothermal system work?
The solution for multi-family residential buildings is based on the construction of a closed-loop geothermal field with boreholes drilled to a depth of 100 to 150 meters. A fluid (a mixture of water and antifreeze) circulates through these boreholes, absorbing the constant ground temperature of 12 to 15 degrees Celsius.
The boreholes are connected to a common manifold that supplies individual water-to-water heat pumps for each apartment. This system does not use groundwater and provides complete independence for every household.
Advantages for the investor and the developer
The investment process is often challenged by the need to construct a high-end building without exceeding the HVAC installation budget. Geotron Engineering offers a solution that meets these needs:
- Optimal investment: The cost of constructing a complete geothermal heating and cooling system is approximately €100 per square meter (excluding VAT) of heated floor area.
- Included components: The price covers the geothermal boreholes for the entire building, a common manifold with pump group, a vertical riser, underfloor heating/cooling, and preparation for the installation of individual heat pumps for each apartment.
- Simplified process for Occupancy Permit (ACT 16): The building can be commissioned with just the completed infrastructure, while the purchase of heat pumps and convectors remains the responsibility of the end customer.
Benefits for the end customer – apartment owner
Choosing a home with a geothermal system ensures long-term savings, comfort, and reliability.
- Complete independence: Each apartment is equipped with its own geothermal heat pump, connected to an individual electricity meter, eliminating the need for heat metering and shared bills.
- Extremely low operating costs: Monthly bills for heating, cooling, and hot water are approximately 0.60 BGN/m² including VAT. For a 100 m² apartment, this translates to an average monthly bill of around 60 BGN.
- Added value: Properties with such systems meet all European energy efficiency standards, facilitating financing and increasing their resale value.
Solutions for architects and the urban environment
Geothermal systems offer elegance and minimal environmental impact.
- Clean architecture: There are no external units on the façade or roof, preserving the building’s aesthetic appearance.
- Quietness and comfort: The systems operate silently. The installation occupies only 1 m² within the apartment, making it easy to integrate into the interior layout.
- Environmental contribution: Buildings with geothermal systems contribute to cleaner urban air by reducing harmful emissions, dust, and noise pollution. Water-to-water geothermal heat pumps have twice the lifespan of standard air conditioners and require fewer resources to manufacture.
